Wondering About The Average Price Per Square Foot For Homes In Any San Francisco Neighborhood?
Working as a San Francisco real estate broker clients ask me about average price per square foot. Actually clients ask me about this all the time in the hopes it may help them get their bearing on what it will cost to buy a home. I decided to put the price per square foot data for San Francisco housing into an easy to use format with the help of two close friends. We came up with Price Squares.
PriceSquares.com
Right off the bat I would be remiss not to mention that this program is just a side situation I have put together. I am a full time SF real estate broker, and I have two kiddos under four years old. So you may come across some bugs, bugs which may stick around. If there is anything egregious feel free to let me know and I’ll see what I can do.
That said, have you ever wondered what the average price per square foot was in a particular San Francisco neighborhood? Double click on any District and Price Squares will dig down into the neighborhoods showing the localized price per square foot and whether it is increasing or decreasing.
From here click on any neighborhood and the properties for sale in the chosen area will show up, which are clickable so you can see all their information. The homes with a price per square foot highlighted in green are priced lower than the average price per square foot for the area.
No Need To Sign In, But…
You don’t need to create an account in order to see the active properties but if you would like to see and compare with homes that have sold then please sign up!
Historical Average Price Per Square Foot
Check out the graph on the left side to see how the average price per square foot has trended over the past two years. You may be surprised that, although it has steadily increased, it has trended down from time to time as well.
Show Me The Sold Price
If you find a property that interests you enough that you would like to know what it eventually sells for, sign in and on the property page click “Email Me The Sold Price”. When the home sells a short email will be sent to you stating the sold price. Easy as can be.
Things To Consider
Now let me make a few disclaimers. While the data that drives Price Squares is good, from time to time there may be errors. These are unintentional, and feel free to email me with any questions and I can help clarify if need be.
Price Per Square foot can be an interesting way to look at housing and how prices are fluctuating, but practically every home in San Francisco is different and price per square foot has a hard time taking these differences into account. What I am trying to say is “Average Price Per Square Foot is a good starting point but will not get you to the point of knowing what a property is worth”. For that I would suggest, perhaps self-servingly, to consult a local San Francisco broker.
Price Squares is also not overly mobile friendly, which I know is a no no, but here we are, and I don’t have the time to dial it in at this point. Price Squares was intended to deal with the average price per square foot questions my clients were asking me.
Thanks for checking out PriceSquares.com
