New Development: The Mill Wheel at 1301 Indiana Street in San Francisco

Ok, terrible picture, but you know I do these on my iPhone out in the field, so give me some slack.  The Mill Wheel has a nice facade in fact, but I couldn’t find a better picture.  I saw the new development in Dog Patch today on Zephyr Tour.  There are 32 units, and this building is actually called MillWheel South because they will be building MillWheel North on the lot just north of this one soon.

The finishes are nice as seen in these pictures (professional photographer so much better)…

he location at Indiana and 24th Street has a lot to offer with shops, restaurants, bars, a walk through the Dog Patch District to the ball park, or an outing up into Potrero Hill.

Price Squares tells me the average square foot price for the area is $646/sqft.  As an example unit 401 is a 3 bedroom, 2 bathroom condo with 1360 square feet.  A roughly estimated price for the unit would be about $878,560, but this particular unit is priced at $799,000; the pricing is aggressive!

I believe about 6 units have been sold already.  The property is not in the MLS (Multiple Listing Service) yet.
